Schedule of Unsupported and Prohibited Document Classes
Operator: D3 REI, LLC, a New Jersey limited liability company doing business as SignREI ("SignREI," "we," "us," or "our")
Platform: signrei.com and all related services (the "Platform")
Effective date: June 22, 2026
This Schedule is a standalone policy that lists the classes of documents that may not be sent, signed, or processed through the Platform. SignREI does not review the content of documents and does not screen for these classes; the responsibility to determine whether a document may lawfully be signed electronically and whether it falls within this Schedule rests solely with the Sender.
1. Why these classes are unsupported
Some documents are excluded by law from electronic-signature validity. Others require formalities the Platform does not provide, such as notarization, witnessing, or a controlled system for negotiable instruments. For these documents, an electronic signature created through the Platform may be void, unenforceable, inadmissible, or insufficient to record. SignREI makes no representation that any document in this Schedule can be validly executed electronically and disclaims all responsibility for any attempt to do so.
2. Class A: Excluded by federal ESIGN and state UETA
Federal law (15 U.S.C. § 7003) and the Uniform Electronic Transactions Act as adopted by the states exclude the following from electronic records and signatures. Do not use the Platform for:
Wills, codicils, and testamentary trusts.
Documents relating to adoption, divorce, or other matters of family law.
Court orders, notices, official court documents, pleadings, motions, briefs, and other writings executed in connection with court proceedings.
Notices of cancellation or termination of utility services (including water, heat, and power).
Notices of default, acceleration, repossession, foreclosure, eviction, or the right to cure, under a credit agreement secured by, or a rental agreement for, a primary residence of an individual.
Notices of cancellation or termination of health insurance or benefits, or of life insurance benefits (excluding annuities).
Recall notices, or notices of material failure, of a product that risks endangering health or safety.
Any document required by law to accompany the transportation or handling of hazardous materials, pesticides, or other toxic or dangerous materials.
Transactions governed by the Uniform Commercial Code, other than sales (Article 2) and leases (Article 2A). This excludes, among others, negotiable instruments (Article 3), bank deposits and collections (Article 4), letters of credit (Article 5), bulk sales (Article 6), documents of title (Article 7), and investment securities (Article 8).
State law may exclude additional categories. Senders are responsible for the law of every applicable state.
3. Class B: Documents requiring formalities the Platform does not provide
The Platform authenticates signers by an emailed link only. It does not provide notarization, remote online notarization, witnessing, identity verification, or recording services. Do not use the Platform for any document that, to be valid, enforceable, or recordable, requires:
Notarization or acknowledgment before a notary (including any document intended to be recorded in public land records).
One or more attesting witnesses, or signing in the physical presence of another person.
A heightened or government-grade identity-verification standard.
Execution before, or filing with, a court, agency, or recording office that does not accept the Platform's electronic signatures.
This includes, in real-estate practice, deeds, mortgages, deeds of trust, and any other instrument intended to be recorded, as well as self-proving affidavits and acknowledgments.
4. Class C: Negotiable instruments and transferable records
The Platform does not maintain a single authoritative copy or the control features required to create a valid "transferable record" under ESIGN (15 U.S.C. § 7021) or UETA § 16. Do not use the Platform to create, sign, or transfer any negotiable instrument or any instrument intended to be a negotiable or transferable record, including promissory notes intended to be negotiable, such as a mortgage note. An ordinary, non-negotiable contract is not within this class.
5. Class D: Other prohibited documents
Do not use the Platform for:
Advance health-care directives, living wills, or health-care powers of attorney, which carry state-specific execution requirements.
Durable or statutory powers of attorney that require notarization or witnesses under applicable state law.
Any document that is unlawful, fraudulent, or that the Sender lacks the right or authority to send or sign.
Any document for which electronic signature is prohibited by the agreement of the parties or by a third party (such as a lender, title insurer, court, or agency) whose acceptance is required.
6. Sender responsibility and release
The Sender alone is responsible for confirming that each document it sends through the Platform is eligible for electronic signature under all applicable law and is not within this Schedule. SignREI does not provide legal advice, does not review documents, and does not determine eligibility. The Sender uses the Platform for any document at its own risk and, by using the Platform, represents that the document is not within this Schedule. To the fullest extent permitted by law, SignREI disclaims all liability arising from the use of the Platform for any document within this Schedule, and the Sender's indemnification obligations under the Terms apply to any such use.
7. Changes
SignREI may update this Schedule at any time by posting a revised version with a new effective date. The categories above are not exhaustive; the absence of a document type from this Schedule is not a representation that it may be validly signed electronically.
